Different Types of Land Surveys

Different Types of Land Surveys

April 15, 2022

Land surveys allow you to better understand your land boundaries. A survey is usually performed to describe, locate, map, and monument the boundaries and the corners of your land. But what are the different types of land surveying?

As a landowner, you can use different types of land surveys options when surveying your land. As a property owner, it is very important to have your land surveyed to understand where your ownership boundaries lie.

Different occasions call for a surveyor’s services, like when you are purchasing or selling a parcel of land or home, dividing your land into smaller parts, or installing fences or septic systems.

ALTA Survey

This type of survey is typically contracted by a lender, title company, or even attorneys that usually represent parties involved in commercial property refinances, purchases, or improvements. The ALTA/ACSM survey is mostly based on certain standards put together jointly by the American Congress on Mapping and Surveying.

By utilizing the universal standard, an ALTA survey offers confidence with guaranteed results.

Topographic Survey

A topographic survey mostly includes the measurement and preparation of a file of a plat to come up with land elevations. Commercial or residential property owners mostly contract these types of surveys before making any decisions on improving the property, like landscaping, parking lots, or additions.

Mortgage Location Survey

With many land survey options available, this is mostly requested by title insurers or lenders. This kind of survey is intended to offer proof that some improvements are located on the property as described in the legal descriptions.

An ALTA survey is very similar to this type of survey. The mortgage location survey plat needs to indicate particular information that has already been discovered from the taken measurements of the site, but is not necessarily evidenced by the public.

Boundary Survey

This type of survey is commonly used to identify property boundary lines. In a boundary survey, the surveyor is required to set the corners of the property and come up with a detailed map or plat. To accomplish this, the surveyor must first research the property, take the needed measurements, and perform calculations. This type is mostly used for permits and construction purposes.

Location Survey

Much like a boundary survey, a location survey gives additional information about the required location, mostly needed for interior improvements. It is commonly used to meet the requirements of a loan application or zoning permit.
